The Villages In Florida: Where Your Amenity Fees Get a Workout Too!

Well, folks, it's that time again—The Villages has announced a cost-of-living hike for amenity fees, and it took effect the moment the New Year’s confetti hit the ground. 

That’s right, while you were clinking champagne glasses and making resolutions, your amenity fees were also getting a fresh new goal: going up!

Now, let’s talk about what this means. The adjustment is based on the Consumer Price Index, because, of course, it is!

That means every previously owned home closed on after Jan. 1, 2025, and all new homes contracted on or after that date, will be subject to the new “prevailing rate.” 

And what is this mysterious prevailing rate, you ask? 

A crisp $199 per month. Yes, for the low, low price of nearly two hundred bucks a month, you too can enjoy pickleball, golf courses, and the privilege of knowing you’re paying more than ever for them!

This isn’t just an arbitrary decision either—it’s all backed up by official paperwork

The announcement came via a letter from The Villages Vice President of Development to the District Manager, because what’s an increase in fees without a formal memo? 

And here’s where it gets interesting: 

Back in 2019, the Amenity Authority Committee (which handles amenities north of County Road 466) and the Project Wide Advisory Committee (which oversees the southern amenities) both decided to remove the cap on these fees. 

That cap, which once kept rates at a cozy $155 per month, is now just a distant memory—like affordable real estate or people knowing how to merge properly!

And just when you thought this was settled, there’s more! 


 

The Amenity Authority Committee is set to have a meeting next month to discuss the future of amenity rates. Because why stop at $199 when there’s an entire future of increases to explore? 

That meeting will take place at 9 a.m. on Feb. 18 at Savannah Center—so if you’d like to attend, perhaps to suggest that next year’s “amenity fee hike” comes with a complimentary golf cart, now’s your chance!

So, there you have it. The Villages: where the sun shines, the golf carts rule the roads, and your amenity fees get stronger every year—just like your tolerance for them, at least for now...
